How it works

Four decisions are yours. Everything after that is Scott's job.

  1. Step 1

    Pick your location

Build on your own lot or one of Scott's, in Sage Forest or along the Segrest Rd corridor in Pace. We'll walk the land with you either way.

    See lots and land
  2. Step 2

    Pick your floor plan

Choose from the Cambridge, the Lunsford, the McKenzie, or another plan we're finalizing. Each page shows the layout, square footage, and what's included.

    See floor plans
  3. Step 3

    Pick your selections

Exterior brick and Hardie combination, cabinet finish, plumbing and light fixture finish, paint colors, and countertops. What's still open depends on where a specific build stands.

    Pick your finishes
  4. Step 4

Scott builds it, you get the keys

We pull permits, handle the county paperwork, and build the home through framing, mechanicals, and finish work. You don't have to worry about crooked two-by-fours or roof leaks. Scott walks the finished home with you and hands you the keys.

The builder answers his own phone.

Scott LaCoste is a native of Northwest Florida; his family has been in the region for generations. He grew up in a family commercial construction and electrical business, so the trade was already the family business before he ever built a house of his own. He got his building license in 2002 and built a successful home-building business through 2010, along with real-estate investing on the side.

Florida Certified Building Contractor, license CBC1268530.

“Working with Scott LaCoste was a fantastic experience. He has a brilliant eye for design, turning blueprints into an incredibly beautiful home. Dealing with him as a contractor was seamless; he was highly communicative, stuck to our budget, and brought practical solutions to every mid-project decision. He treated our project as a priority and delivered flawless results. Highly recommended!”

Questions buyers ask first

What is a spec home?

A spec home is a house a builder starts on land they already own, before a buyer signs on, using a set floor plan and a chosen exterior. You can often still pick from a limited set of finish options, depending on how far construction has gotten by the time you find it. It's a faster path to a new home than a fully custom build, since the design and permitting work is already done.

Can I build on my own lot, or do I need one of yours?

Both. We build on lots we currently hold, like Sage Forest and the Segrest Rd corridor, and we build on land you already own. If you have your own lot, bring us the address and we'll walk it with you to talk through what it would take to build there, including anything specific to the site that might affect cost or timeline.

How long does it take to build a home in Florida?

A custom build typically runs 8 to 12 months from permitting to keys, depending on the plan, the lot, and how quickly selections get finalized. A spec home already under construction can be ready much sooner, sometimes in a matter of weeks. Check the specific home's estimated completion date for our current timeline, since it's updated as construction moves forward.

Do I need a realtor to buy new construction?

No, you can work with Scott directly. If you already have an agent, you're welcome to bring them into the process; we're glad to coordinate with them on scheduling, offers, and paperwork. Either way, the price and the process stay the same, whether you come to us directly or through an agent, so there's no disadvantage either way, and no added cost for choosing one path over the other.

What does "150-mph design wind speed" mean?

It means the home's structure, roof, and window and door openings are engineered under the Florida Building Code to withstand wind loads generated by 150-mph winds. It's a specific engineering standard, not a claim that the home is immune to storm damage. Each floor plan and home page lists its own specific design wind speed, so you can see exactly what applies.
