Bellview is a growing community northwest of downtown Pensacola along the Mobile Highway corridor, and we build there for buyers who already have land.

Bellview sits about 7 miles northwest of downtown Pensacola, in Escambia County, along the Mobile Highway corridor. It's grown steadily for over a decade, and while our current spec homes are in Pace, about 30 minutes away, we build on lots buyers already own throughout Bellview and the surrounding area. U.S. Route 90, known locally as Mobile Highway, runs straight through the community and is the main route in and out.

Bellview had 25,541 residents at the 2020 census, up from 23,355 in 2010, growth that's kept pace with the rest of Escambia County. U.S. Route 90, the Mobile Highway, runs through the community and is the main road most buyers use to reach it from Pensacola or from Pace. The area is part of the Pensacola-Ferry Pass-Brent metropolitan area and sits inside the Escambia County School District. It's about 30 minutes from our Pace office.
We don't currently hold lots in Bellview. If you own land along the Mobile Highway corridor or anywhere else in the community, contact Scott directly and we'll give you a straight answer about what a build would look like, including Escambia County's permitting process, which runs a little differently than what we handle for our Pace builds. We'll walk the lot with you before you commit to anything.
Bellview appeals to buyers who want to stay inside Escambia County, closer to downtown Pensacola, rather than move out toward Pace for acreage. The Mobile Highway corridor gives it a direct route into the city, which matters for anyone commuting daily. For buyers comparing a Bellview lot against our current Pace inventory, the tradeoff usually comes down to commute versus acreage, and we'll walk through both honestly.
