Scott LaCoste Construction

Semi-custom: your lot or ours, your choices either way

Start from a proven floor plan, then make it yours with the exterior and finish selections still open on your build.

His plan, your choices

Semi-custom building starts with one of our existing floor plans, like the Cambridge or the Lunsford, and lets you make the selections still open on that build: cabinets, fixture finishes, paint colors, and countertops. You can build on a lot we currently hold, like Sage Forest or the Segrest Rd corridor, or on land you already own. It comes down to the same four decisions as any home we build: your location, your floor plan, your selections, and then Scott builds it and hands you the keys. He'll walk you through exactly what's still open before you decide.

How it works

  1. 1

    Pick your location

Build on your own lot or one of Scott's, in Sage Forest or along the Segrest Rd corridor in Pace. We'll walk the land with you either way.

  2. 2

    Pick your floor plan

Choose from the Cambridge, the Lunsford, the McKenzie, or another plan we're finalizing. Each page shows the layout, square footage, and what's included.

  3. 3

    Pick your selections

Exterior brick and Hardie combination, cabinet finish, plumbing and light fixture finish, paint colors, and countertops. What's still open depends on where a specific build stands.

  4. 4

Scott builds it, you get the keys

We pull permits, handle the county paperwork, and build the home through framing, mechanicals, and finish work. You don't have to worry about crooked two-by-fours or roof leaks. Scott walks the finished home with you and hands you the keys.

Your lot or ours

Building on your own lot

If you already own land, we'll walk it with you and talk through which of our floor plans fit the site, along with anything specific to that lot, like flood-zone elevation requirements near the coast or setback rules that might affect placement. Semi-custom on your own lot combines the faster timeline of a set floor plan with the flexibility of choosing exactly where you build, which is often the best fit for buyers who already have land they love but want a proven design rather than starting from scratch. We'll also point out anything about the site that could affect cost, so there are no surprises once construction starts.

Building on a lot we hold

We currently hold lots in Sage Forest, a gated subdivision in Pace with wooded homesites from 1.5 to 15 acres, and along the Segrest Rd corridor. Building on one of these lots means the land is already secured and ready, so the timeline moves faster once you've chosen your plan and selections, without the extra step of finding and closing on land first. It's often the quickest path from a first conversation to a move-in date, especially if you're relocating on a schedule tied to a job or a base assignment. Ask Scott which lots are currently open, since availability changes as homes move through construction and sell.

What you choose

Every floor plan page shows the exterior options currently available for that plan. Depending on how far a specific build has gotten, some choices may already be locked in — ask Scott directly what’s still open on a home you’re considering.

  • The exterior: brick, Hardie profile and color palette
  • Cabinets, counters, fixture finishes, ceilings and the fireplace wall
  • Which lot you build on — yours, or one we currently hold
  • Where the home sits, if you already own the land

Semi-custom questions

Which floor plans are available for semi-custom builds?

Currently the Cambridge, the Lunsford, and the McKenzie. Each plan page shows the exterior options open for that specific build.

Can I change the floor plan itself?

Minor changes are sometimes possible depending on how far along construction is. Talk to Scott early if you're considering a change.

What's the difference between semi-custom and buying a home that's already under construction?

A semi-custom build still has open selections, exterior or finish choices you can make. A home that's further along or finished has fewer, if any, open choices left.

Ready to see what’s open?

Tell Scott which plan you’re drawn to and whether you already have a lot, and he’ll tell you exactly what’s still open to choose.
