Under construction · Sage Forest · Pace, FL · 1.7 acres · $779,000
Three homes, three completion dates, all in Pace, Santa Rosa County.

We currently have three homes under construction, all in Pace: a Cambridge build in Sage Forest, and two homes along the Segrest Rd corridor. Each home page shows its floor plan, current features, estimated completion date, and, where the price is public, the listing price. Completion estimates are updated as construction moves forward, so the dates you see here reflect Scott's most current read on the schedule, not a fixed promise made months in advance. 3276 Parkstone Pines Rd is a 2,698 square foot Cambridge build in Sage Forest, with completion estimated by the end of October 2026. 2587 Segrest Rd is a 2,163 square foot farmhouse ready late November 2026. 2569 Segrest Rd is a 2,349 square foot modern coastal home available early December 2026. All three sit on acreage in Pace, Santa Rosa County, rather than a stacked subdivision lot, and each one is built from one of our published floor plans. Photos and floor plans for each home are updated as construction progresses, so check back for the latest look.
How many choices are still open on a given home depends entirely on where construction stands. Some exterior and finish decisions may already be locked in by the time you're looking at a listing, since a home doesn't pause mid-build while a buyer decides on paint colors. The most reliable way to find out is to contact Scott directly and ask about a specific home; he can tell you exactly what's still open and what's already built. We'd rather give you a clear yes or no on a specific finish than leave you guessing about what's actually possible at this stage.
If you're interested in one of our current homes, reach out to Scott directly, or work through your own agent if you have one, to talk through reserving it and next steps. He can walk you through the remaining timeline, what's left to finish, and what the reservation and closing process looks like for that specific property. There's no formal application process beyond that conversation; it starts with a phone call or an email, and Scott will explain exactly what happens next based on where the home stands in construction and what paperwork applies to your situation, so there's nothing left guessing on your end.

Move-in ready means this

A spec home is a house a builder starts on land they already own, before a buyer signs on, using a set floor plan and a chosen exterior. You can often still pick from a limited set of finish options, depending on how far construction has gotten by the time you find it. It's a faster path to a new home than a fully custom build, since the design and permitting work is already done.
Semi-custom means you start from one of our existing floor plans, then choose the exterior style, colors, and finish selections that are still open on that build, either on a lot we hold or on land you already own. It's a middle path between buying a finished spec home and designing a custom home from scratch, giving you real choices without the longer design timeline a fully custom build requires.
Minor changes are sometimes possible on a semi-custom build, depending on how far along construction is and what the change involves structurally. For a fully custom home, the floor plan is built around what you want from the start, so this isn't really a concern. Talk to Scott early about any change you're considering, since the cost and feasibility depend heavily on timing.
Both. We build on lots we currently hold, like Sage Forest and the Segrest Rd corridor, and we build on land you already own. If you have your own lot, bring us the address and we'll walk it with you to talk through what it would take to build there, including anything specific to the site that might affect cost or timeline.
No, you can work with Scott directly. If you already have an agent, you're welcome to bring them into the process; we're glad to coordinate with them on scheduling, offers, and paperwork. Either way, the price and the process stay the same, whether you come to us directly or through an agent, so there's no disadvantage either way, and no added cost for choosing one path over the other.
Call or email Scott directly, or send a message below, and he’ll get back to you with the current status on any home.
