Built to be covered for ten years
At closing, every home we build is enrolled in the 2-10 Home Buyers Warranty, paid for by us, not you. It layers three tiers of coverage on top of Florida's own one-year statutory warranty: one year on workmanship, two years on the wiring, plumbing, and ductwork, and ten years on the structural elements of the home, insurance-backed. You register at 2-10.com after closing and get an online portal to report and track anything that comes up. The certificate of warranty coverage you receive at closing governs the exact terms; this page is a plain-language summary of what's in it.
What each tier covers
Workmanship is covered for one year: trim, paint, and finish work that should hold up the way it was installed. Distribution systems, your wiring, plumbing, and ductwork, are covered for two years. Structural elements, the parts that hold the house up, are covered for ten years and backed by insurance behind the program, not just Scott's own word. Each tier starts at closing and runs on its own clock; a wiring issue in year two is covered, a paint touch-up in year two generally isn't.
The Florida statutory warranty
Florida law also requires that new homes be free of defects that violate the building code, for one year from the date of the deed transfer or, for an owner-occupied home, from the date of occupancy, under Fla. Stat. § 553.837. That protection applies on top of the 2-10 program, automatically, to every home we build. It covers code-violating defects rather than every possible issue with a home, like normal wear or cosmetic items. If you have questions about what it does and doesn't cover, ask Scott directly rather than guessing.
Why this matters against a flipped house
You won't get this kind of coverage buying an existing home, especially one that's been renovated and flipped, often without permits and by the cheapest route available. A flip can look finished and still hide work that was never inspected. A new build from us comes with a paid-for, insurance-backed warranty on top of the statutory protection every new Florida home gets, so you're not taking someone else's word for what's behind the walls.
Filing a claim
After closing, register your home at 2-10.com to activate your warranty and set up your online portal. If something comes up, log it there or call Scott directly, and describe what you're seeing, including when you noticed it and any photos that help. We'll sort out whether it falls under the 2-10 program or the Florida statutory warranty, and walk you through next steps. The certificate of warranty coverage you receive at closing spells out the exact terms and timelines for a claim, so keep it somewhere you can find it.
What Florida law provides
Every new home in Florida carries a one-year statutory warranty against defects that violate the building code, running from the date of the deed transfer or, for an owner-occupied home, the date of occupancy. That protection is automatic under Fla. Stat. § 553.837 — it applies to every home we build, no matter which path a buyer took to get there.
It covers defects that violate the building code, not normal wear, cosmetic items, or issues caused by changes a buyer made after move-in. It’s a legal floor, not a full picture of what we stand behind.

What does "150-mph design wind speed" mean?
It means the home's structure, roof, and window and door openings are engineered under the Florida Building Code to withstand wind loads generated by 150-mph winds. It's a specific engineering standard, not a claim that the home is immune to storm damage. Each floor plan and home page lists its own specific design wind speed, so you can see exactly what applies.
